Before starting your search, you want a “pre-approval” which tells you how much you are able to finance through a loan, what your monthly payments will be, the required deposit and other upfront costs and monies needed at closing.  Besides your monthly mortgage payments you will have additional expenses that you did not have as a renter.  Create a budget that works for you.

With your pre-approval in hand, next find a full time Real Estate Agent that you will be comfortable working with. This may be your greatest financial investment so who you choose to help you with your search is important.  Your Agent should be someone you can trust to provide you with the information you need to make an informed decision.

Do not allow the process to overwhelm or dissuade you. House hunting can be fun.  Take one step at a time. Your agent can help you identify your “wants” and “must halves”.  When creating your list be realistic and keep in mind your budget, the type of homes in the area and your essential needs. It’s important to be flexible and willing to compromise.  Almost every home you look at will need some improvement or change to accommodate your preferences.
